While you are away

An empty apartment is not a dormant one.

Israeli apartments do not sit still. Salt air works on the joinery, a boiler fails in November, a neighbour renovates and the vaad wants a decision. Somebody has to be there.

We visit, and we show you

Regular inspection visits, each one photographed. You see the apartment as it actually is, not as we describe it.

We fix things quietly

Air conditioning, solar boilers, plumbing, electrics, damp. Our own trades, at our cost basis, without a call to you at an unreasonable hour.

We keep the outside alive

Terraces, gardens, planting and outdoor furniture. The parts of a Tel Aviv apartment that suffer first when nobody is watching.

We deal with the paperwork

Arnona, water, electricity, vaad bayit, insurance renewals, post and deliveries. Kept current, and summarised for you rather than forwarded.

We prepare your arrival

Cleaned, aired, beds made with fresh linen, the fridge stocked to your list, air conditioning on before you reach the door.

We receive whoever you send

Family, friends or a contractor. Someone meets them, hands over, and is reachable while they are there.

    We write to you with the dates we hold, ask what you would like in the fridge, and flag anything in the apartment that should be dealt with before you come rather than during your stay.

    days before — we prepare

    Deep clean, windows, linen and towels, terrace furniture out, planting watered, and every appliance tested. If something needs replacing, it is replaced now.

    day before — we stock

    Groceries to your list, water, coffee, whatever you asked for. Post and parcels sorted onto the table rather than left in a pile.

    Air conditioning on ahead of your flight landing, shutters set, and a number that answers if anything is not as it should be.

Priced per apartment, not per catalogue.

A one-bedroom flat visited monthly and a house with a garden, a pool and four bills a month are not the same work, and a single published figure would be wrong for one of them. Tell us what the apartment is and how often you come. We quote a monthly retainer, and anything outside it is agreed before it is spent.

What owners abroad usually ask us.

It depends on the apartment and on what worries you. Monthly suits most owners; a house with a garden or a terrace usually wants a fortnightly visit in summer. Each visit comes with photographs, so the frequency is something you can judge for yourself after a few months and change.

We hold the keys, so someone is there the same day. Anything urgent is stopped first and discussed afterwards — you are told what happened and what it cost, not asked to approve a plumber at three in the morning from another time zone. Above an agreed threshold we call you before committing.

Yes. Arnona, water, electricity, gas and vaad bayit, plus insurance renewals. You receive one summary rather than a stream of forwarded Hebrew paperwork, and nothing is left to lapse because a letter arrived while you were away.

Of course, and it is common. Tell us who is coming and when. We meet them, hand over, and stay reachable while they are there — the same as we would for you.

Yes, and it is the arrangement several owners end up with. You keep the weeks you want and we let the rest, which usually covers the cost of looking after the property and more. If that interests you, ask us for both figures and compare them.

Whichever you prefer. Where the apartment is also let, we fit a coded digital lock and change the code after every departure. Where it is yours alone, most owners simply leave a set of keys with our office, which never leaves it.
