How a project runs

Five stages, and you are only needed for two.

    The survey

    We walk the apartment, establish what it needs structurally and what it merely wants cosmetically, and tell you plainly which is which. Nothing is committed at this stage.

  • 02

    The costed plan

    A written scope with a price per trade and a sequence, so you can see what each decision costs before it is made. This is where we need you.

  • 03

    The works

    Trades booked in the order that avoids doing anything twice. We hold the keys, let people in, and check the work as it goes rather than at the end.

  • 04

    The weekly photographs

    Every week, a set of photographs and a short note on what moved and what did not. Most owners never visit the site once during the works.

  • 05

    The handover

    We snag the apartment ourselves before showing it to you, so the list you receive is already short. This is the second time we need you. Then it is furnished, styled and photographed if you want it let.

Most renovations here end in a listing.

Owners usually come to us for the works and stay for the letting, because by then we know every socket in the apartment. If that is where you are heading, we will tell you during the survey which parts of the budget will come back in nightly rate and which will not.

What owners ask before starting works.

A cosmetic refresh — paint, lighting, a kitchen, a bathroom — is usually six to ten weeks. Moving walls, rewiring and redoing the plumbing takes three to five months. Anything that needs a permit adds to the front of that, not to the end. We give you a date at the costed plan stage and tell you when it moves.

Yes. Where the works need municipal approval we prepare the file with the engineer or architect, and we deal with the vaad bayit and the neighbours — including the letter about working hours that avoids half the trouble before it starts.

It is how most of our projects run. We hold the keys, let the trades in, and send photographs weekly. You are needed twice: once to approve the plan, once at handover — and even the second can be done remotely if you would rather.

Yes, and for an apartment that will be let it is worth doing together. We propose a scheme, source it locally, and have it installed and photographed before the first guest. Furnishing decisions made after the works are finished usually cost more and fit less well.
