The first visit
We get to know your apartment, its particular features and its real strengths. The visit lets us prepare it for letting and give you a realistic estimate of what it can achieve.

We choose and welcome the guests
Every enquiry is read before it is accepted. Those we take are met at the door, shown the apartment, and given the city as a resident would describe it. No key ever changes hands: entry is by digital lock, and the code is changed after every departure.

Hotel linen from our laundry service, consumables replaced each stay, an inspection after every departure, and a telephone answered at two in the morning.

What does the fee actually cover?
Two identical percentages can cover very different services. Always ask what remains at your expense. With us: our management is included in full, professional photography with it. Only platform fees and expenses approved in advance remain yours, at cost.

Are there extra charges, or a minimum term?
Set-up, listing, cancellation: the real cost is not always limited to the headline percentage. With us: no set-up fee, no listing fee, and no minimum term.

Is the photography included?
Photographs are the first thing a guest sees. They shape how attractive the listing is and how much it books. With us: we arrange and pay for a professional shoot at the start of our work together.

Who pays for the cleaning?
Cleaning fees noticeably reduce your income when they are deducted from bookings, so it is worth knowing who settles them. With us: they are charged directly to the guests and never deducted from your income.

Who provides the linen?
Regular letting calls for linen suited to it, renewed and laundered professionally. With us: sheets and towels are supplied and laundered by a professional service, and replaced after every stay.

How do guests get in?
Access has to be simple for the guest and secure for the owner. With us: entry is by digital lock. Every stay has its own code, deactivated on departure.

Are guests welcomed on arrival?
A proper welcome allows the apartment to be presented, questions to be answered on the spot and the rules of the stay to be set out. With us: every guest is met at the property and shown around in person.

Which platforms is the apartment listed on?
Several platforms widen the audience, provided every booking is perfectly synchronised. With us: your apartment can be listed on Airbnb, Booking.com, Vrbo and for direct booking, on one synchronised calendar.

What does the monthly statement contain?
A transfer on its own tells you nothing about how the apartment is performing. Every item of income and expense should be verifiable. With us: each month you receive a detailed statement showing the bookings, the expenses, the occupancy, the average nightly rate and the net sum due to you.

Can I still enjoy the apartment myself?
Letting should not deprive you of your own property. Always check whether your own use is capped or charged for. With us: no limit and no supplement. You block whatever dates you like, from a few days to several months.
And one we answer differently.
Sooner or later you will ask what your apartment can earn. You will be quoted occupancy rates and income multiples across this market. We don't publish an average — we look at your apartment, compare it with the ones we manage on your streets, and give you one figure we are prepared to stand behind. It takes a day longer. It has the advantage of being true.
Changing hands
What owners ask when they are already with someone.
Usually, yes — but read your current agreement first, particularly the notice period and any clause about reservations already confirmed. Most owners who move to us do it in the low season, so that the handover falls between bookings rather than in the middle of them.
They are honoured. Whoever accepted them is generally responsible for seeing them through, and the income is yours in either case. Where a stay falls after the handover, we take it over and look after the guest as if we had booked them ourselves.
That depends on whose account the listing sits in, which is worth checking before you sign with anyone. Where the account is yours, the listing and its review history stay with you. Where it belongs to the company, they do not — and starting again from no reviews costs a season.
Yes, and it is short. It sets out the fee, what it covers, what sits outside it, how and when you are paid, and how either of us ends it. If any of that is missing from an agreement put in front of you, ask for it in writing before signing.
Not at all. The cleaning fee is paid in full by the guests, on top of the price of their stay. It never appears as a cost on your statement.
No. We use an external laundry service that supplies hotel linen and towels for every stay — so you remain the only person who ever sleeps in your own sheets.
Everything on the list above, photography included. Platform commissions and any works you have approved sit outside it and appear transparently on your monthly statement. There is no set-up fee and no minimum term.
Yes. We commission and pay for the architectural shoot when you sign. We do it because a properly photographed apartment earns materially more, which serves both of us.
It remains your home. You hold access to the calendar and may reserve any dates you wish. Several owners keep the summer, the holidays, or a standing month each year.
Every departure is followed by an inspection. Small repairs are carried out at once and appear on the statement. Anything of consequence is claimed against the platform's guarantee or the property insurance, and we conduct the claim for you.
Between November and February, if you have the choice. Demand is at its lowest, the calendar is emptiest, and there is room to photograph the apartment properly and correct whatever needs correcting before the spring. Moving in July means changing hands in the middle of a full calendar.
Three things. Whether each night is listed individually or only a monthly total appears. Whether the platform commission is shown separately from the management fee. And whether cleaning appears anywhere as a cost to you. If any of the three is missing, ask for it — a manager who cannot produce it monthly is not measuring your apartment.
